What Sellers Should Fix Before Listing (and What to Skip)

A Houston agent and hands-on renovator on which pre-listing repairs pay you back, which ones don't, and how to prep your home for top dollar.

Renovating my own investment properties has taught me that the right small fixes often beat a big renovation. Here's how I'd think about it.

Usually worth it

  • Fresh, neutral paint in high-traffic rooms. It's one of the cheapest ways to make a home photograph and show better.
  • Lighting: replace burned-out bulbs and dated fixtures in the kitchen and entry.
  • Small repairs buyers notice: dripping faucets, running toilets, broken blinds, cracked switch plates, sticky doors.
  • HVAC service: in Houston, buyers always ask about the AC. A recent service receipt builds confidence.
  • Curb appeal: trimmed shrubs, fresh mulch, a clean front door, and a power-washed walkway.
  • Deep clean, including windows, grout, and baseboards.

Often NOT worth it before listing

  • Full kitchen or bath remodels. You rarely get back what you spend, and buyers may want their own style.
  • New flooring throughout, unless it's damaged or very dated. A credit can sometimes make more sense.
  • Upgrades that don't fit the neighborhood. Over-improving for the area rarely pays.

Consider a pre-listing inspection

On older homes, a pre-listing inspection lets you find and fix (or price in) problems before a buyer's inspector finds them during the option period, when you have less leverage.

Disclose, disclose, disclose

Texas sellers must complete a Seller's Disclosure Notice. Be upfront about known issues, past repairs, and any flooding. It protects you and builds trust with buyers.
